New platform combines institutional investment expertise with technical delivery capabilities to help real estate owners implement decarbonization strategies that enhance asset value, reduce operating costs and support long-term performance.

Principal Asset Management® and Longevity Partners today announced the launch of REsponsible Asset Solutions (RAS), a new platform designed to help institutional real estate owners identify, underwrite, and execute decarbonization initiatives that improve building performance, reduce energy consumption and enhance long-term asset value while meeting investment return objectives.

REsponsible Asset Solutions brings together the institutional investment expertise of Principal Asset Management's dedicated real estate platform, a top-10 global real estate manager1 with $108 billion in assets under management2 and more than 65 years of experience, and Longevity Partners' engineering, procurement, and implementation capabilities. By combining deep real estate investment knowledge with technical decarbonization expertise, RAS provides scalable, value-enhancing strategies that help clients advance sustainability objectives while supporting long-term asset value.

“Many institutional investors have moved beyond understanding the need to decarbonize assets and increasingly recognize that building performance affects asset value, operating income, financing conditions, tenant demand, and long-term competitiveness,” said Rajee Harris, senior managing director and chief business officer of private markets, Principal Asset Management. “However, the market has generally lacked firms equipped to support investors’ needs to both identify and, more importantly, execute on projects that can deliver measurable sustainability outcomes while meeting financial return expectations. REsponsible Asset Solutions bridges that gap by combining investment expertise with technical execution, helping owners implement decarbonization strategies at scale while creating long-term value.”

A Proven Approach to Value Creation

The RAS model has been honed through real-world implementation across 14 institutional real estate assets, where rooftop solar and demand-side energy initiatives were identified that met investment return thresholds. Once fully implemented, these projects are projected to reduce energy consumption by 37% and generate more than $10 million in additional asset value at exit.

Designed to Scale across Portfolios

Unlike traditional consultancy-led approaches, RAS combines investment discipline with technical execution capabilities to evaluate, approve and implement decarbonization initiatives at portfolio scale.

The platform incorporates standardized contracting approaches, investment prioritization frameworks, and a suite of proven interventions tailored to different asset classes and regional markets. By combining these tools with rigorous asset-level underwriting and technical execution capabilities, RAS helps real estate owners identify opportunities that can improve asset performance, and support sustainability goals without sacrificing institutional return requirements.

"The market does not lack ambition or capital. It lacks execution models that consistently satisfy investment committee requirements while delivering measurable results,” said Jessica Francisco, chief executive officer, Longevity Partners.“We have demonstrated that these projects can meet institutional return expectations, and REsponsible Asset Solutions brings that capability to a broader group of real estate owners."
